Single-Family Residence


This form is for single-family residences only. If you wish to submit an application for multi-unit housing, a mixed-use building, or an integrated residential project, please contact the urban planning department. 

Please note that:

  • applications are analyzed in order of receipt; 
  • analysis of the application, as well as the 60-day time limit countdown, begins only when the application submitted is declared valid and complete by the municipal officer; 
  • an application received without the necessary documents and/or information will be declared incomplete and refused.

TOTAL FLOOR AREA :
Area equal to the sum of all floors located in a building, including basement floors, for any part of a floor with a minimum ceiling height of 2.1 metres. The surface area is calculated from the outside wall or the centre line of party walls. However, cellars, attached accessory buildings (garage), chimneys, projecting windows, unfinished spaces, openings in the floor overlooking the lower floor and underground parking spaces are excluded from the area calculation.

The maximum floor area of any single-family residential building may not exceed 300 square metres, excluding the area occupied by an additional dwelling.

What you need to know before obtaining this permit

Please see Chapter 3 of the zoning by-law 12155 for  more information

  • The maximum floor area of any single-family residential building may not exceed 300 square metres, excluding the area occupied by an additional dwelling;
  • The cost of the permit is $655. The cost of a permit renewal is set at 50% of the initial cost;
  • A $2,160 compliance bond is also required;
  • A fee of $61.50 for roadside civic number signage in the rural sector (2023) must be paid;
  • Work must begin within six (6) months of issuance of building permit;
  • If natural environments are present, a professional firm must survey them and then identify the delimitation of the natural high-water line on the site. This will then be surveyed by the land surveyor and recorded on the site plan.

When applying for a permit in an unserviced area, the following applications must be submitted at the same time as the permit application for a single-family dwelling:

  • New septic system permit
  • Well drilling permit
  • Site preparation permit (culvert and tree cutting)
  • When a request is made in a serviced area, an application for a municipal service connection permit must also be submitted.

List of documents to be provided

  • Site plan by land surveyor
  • A letter stating the land surveyor's intent to proceed with building placement on the lot and issue a location certificate upon completion of the work
  • Construction plans to scale signed and sealed by an architectural technologist
  • Power of attorney (if applicant is not owner)
  • Geotechnical study (if in zone of mass movement)
  • Characterization study by an ABQ member biologist (if required)
