  • Requests are analyzed in order of receipt;

Work information

TOTAL FLOOR AREA :
Area equal to the sum of all floors located in a building, including basement floors, for any part of a floor with a minimum ceiling height of 2.1 metres. The surface area is calculated from the outside wall or the centre line of party walls. However, cellars, attached accessory buildings (garage), chimneys, projecting windows, unfinished spaces, openings in the floor overlooking the lower floor and underground parking spaces are excluded from the area calculation.

The maximum floor area of any single-family residential building may not exceed 300 square metres, excluding the area occupied by an additional dwelling.

What you need to know before obtaining this permit

  • The permit fee is $380, plus an additional $12 for each $10,000 of estimated work cost over the $300,000 mark. The maximum fee, however, is $655. The cost of a permit renewal is 50% of the initial cost.
  • A compliance bond equivalent to 0.5% of the value of the work is also required. This bond will be reimbursed upon completion of the work, if the final project complies with regulations. 
  • The permit is valid for 1 year, and work must begin within the first 6 months.
  • If natural environments are present, a professional firm must survey them and then identify the delimitation of the natural high-water line on the site. This, in turn, must be surveyed by the land surveyor and identified on the site plan. 
  • In areas not served by municipal sewers and aqueducts, the capacity of the existing septic installation (tank and treatment unit) must be able to meet the needs of the proposed extension if it includes the addition of a bedroom. 
  • In areas served by municipal sewers and aqueducts, the capacity of the sewage treatment plant must be able to meet the needs of the proposed extension.
