*Residential Renovation


All renovations, repairs, alterations or modifications to a main building require a renovation permit. If your project involves enlarging the structure, you'll need an addition permit

However, a building permit is not required for painting or for minor repairs required for normal building maintenance (cornices, roofs, windows or doors), when such work involves no modification to the existing structure. Normal maintenance is defined as work valued at less than $5,000.

Please note that

  • applications are analyzed in order of receipt; 
  • analysis of the application, and the 60-day time limit countdown, begins only when the application submitted is declared valid and complete by the municipal officer; 
  • an application received without the necessary documents and/or information will be declared incomplete and refused.

What you need to know before obtaining a permit

  • The cost of the permit is $165 plus $12 for each $10,000 portion when the cost of the work exceeds $15,000. The maximum cost is $655. The cost of a permit renewal is set at 50% of the initial cost.
  • Work must begin within six (6) months of issuance of the construction permit.
  • If natural environments are present, a professional firm must survey them and then identify the delimitation of the natural high-water line on the site. This will then be surveyed by the land surveyor and recorded on the site plan.
  • In unserviced areas, the capacity of the existing septic system (tank and treatment unit) must meet the needs of renovations involving the addition of bedrooms. 
  • In serviced areas, it will be necessary to demonstrate that the number of use units does not exceed that assigned to said building or property at the time of the design of the utilities and its subsequent extensions, if the renovations include the addition of bedrooms.

  • Plan of existing/projected rooms with dimensions

  • Material specifications
  • Typical wall cross-section
  • Work list
  • Professional report

If your project involves the demolition of wall(s), a load calculation by an engineer who is a member of the Ordre des Ingénieurs du Québec, along with the engineer's seal, is required.
